CIC is looking for a Director, Real Estate Development to help bring CIC to new markets.
This is a full-time opportunity for someone with at least ten years of experience in commercial real estate development, leasing, acquisitions, or in growing shared lab or office companies. In this role you will work in partnership with the Development & Corporate Finance teams as we expand to new markets. You will both bring & develop a network of real estate contacts across the US, expertise in shared office & laboratory development, & partnership development skills. Leveraging past successes & with a vast knowledge of our industry & business, you will drive the growth & expansion of CIC's business & mission. This is a role with significant potential for impact as CIC enters the newest phase of our expansion.

ABOUT THE EXPANSION TEAM AND THIS ROLE This is a unique opportunity to join a high-performing team in an entrepreneurial, high-impact role. Reporting to the Vice President of Global Expansion & Corporate Development, this role will be based in our Cambridge, MA (Kendall Square) or our Philadelphia, PA location. Remote roles based in San Diego, San Francisco, or L.A. areas will also be considered. This role will lead our pipeline building & transaction work in a number of cities, driving the development process from initial site selection through deal execution with ongoing coordination with our in-house design & construction team.
YOUR DAY-TO-DAY WORK As an outspoken expert in & advocate for our business, you identify & present the strongest & best opportunities to develop new locations for CIC. Collaborating across internal teams, you are highly visible to external audiences including stakeholders & potential partners. You use your knowledge & your research to answer questions before others ask, identify the most exciting & sound opportunities for us to explore, & ensure that our business leaders & development partners are set up for success. As the owner of & catalyst for a portfolio of our expansion projects, you are responsible for ensuring timely & successful completion of the activities that power our new initiatives.
Potential responsibilities will include: • Build a pipeline of high quality projects in a portfolio of markets that you own, drawing upon & creatively employing a broad range of deal & financing structures as well as high level relationships you build with landlords, brokers & partner organizations. • Lead the site selection process, build an investment case for the projects you've identified, & secure internal approval from the investment committee while working in collaboration with multiple internal & external stakeholders & participants. This process includes but is not limited to planning for design & construction as well as successfully navigating through & owning the approval, negotiation, agreement, & project kick-off stages for new projects. • Compellingly present the CIC value proposition, how our business works, & the impact of our innovation communities for building owners & other prospective partners. • Consistently develop & deploy processes & tools & manage cross-functional projects, including use of CIC's systems like Slack & Hubspot. • Draft & review early stage agreements & contracts with prospective partners. • Coordinate, organize, liaise, & communicate across internal & external teams & individuals to successfully stand up & deliver work projects & agreements, ensuring everyone is successfully completing their pieces of the shared work. • Prepare sound qualitative models & analyses, & presentations that demonstrate with evidence & argument the strategic recommendations for new products & new initiatives. • Identify & find solutions for any insufficient information, speed bumps, & roadblocks from the earliest moments in a project, & keep work on track, communicating & executing with our existing & future partners, stakeholders, & collaborators. • Contribute to a culture of learning & improvement by seizing opportunities to train, coach, & share knowledge with the rest of the team.

Ability to serve as a thought partner with corporate finance to develop deal models, financing structures, as well as modeling new deal structures or products. • The ability to own a room & communicate directly at the dealmaking table, as well as the maturity, confidence, & communication skills to work seamlessly with executive leadership. • Self-motivated with ability to anticipate problems & needs. • Team player who is personable, happy to help others, & naturally drawn to a very busy, ever-evolving environment. • Independent, trustworthy, & quick to identify their own areas for development or improvement. • A commitment to mission” based work. YOU HAVE • Bachelor's degree required. • Minimum of 10 years of professional experience, including experience in commercial real estate, the shared space industry, & business development. • A network of real estate contacts in CIC target markets. • Willingness to travel up to 25% of time. • Comfort with excel & pivot tables, & ideally some familiarity with budgets. • A natural passion for startups, innovation, & entrepreneurship. • An interest in a long-term role - we are a growing company, & we like to hire people who can grow with us over the years.
