The primary role of the CIC Facilities Maintenance Associate, & the purpose of all teams at CIC, is to craft an exceptional experience for clients as they strive to create world-changing innovation. Reporting to the Facilities Engineer, the Facilities Maintenance Associate works together with a dynamic team to support a community of clients. The Associate provides exemplary customer service with a happy-to-help attitude, builds & maintains relationships with clients & community members, & is a confident & proactive problem solver while embracing a varied workload.  The Facilities Maintenance Associate will act as the primary support for the Facility Engineer, for any & all tasks related to the maintenance of the building's equipment & systems.  These tasks include, but are not limited to, any HVAC, electrical, & mechanical systems that keep the building operational.  

This is an entry level position intended for the successful candidate to learn building maintenance & associated trades under direct supervision, in the context of a fast-paced shared office space.  

Willingness to learn everything related to building maintenance, including operating mechanical, electrical, & plumbing systems in a commercial property setting. 
High School Diploma or GED. Graduate of apprenticeship program or trade school helpful. 
Available to work from 8am-5pm, Monday through Friday. 
Flexibility for shift work & on call outside of normal business hours to include early morning, late evening, & weekend work when necessary, such as priority/emergency situations. 
Basic computer literacy & the ability to operate a range of standard office equipment
The physical requirements to successfully perform this role: 
-Ability to stoop, stand, climb frequently lift a minimum of 50 pounds of equipment (pumps, tools, ladders) & safely install rigging/lifting devices.
-Regularly required to crouch & reach to install/move equipment by bending forward at the waist or by bending legs & spine.
-Remain in a stationary position from 10-15% of the time.
-Extend hands & arms in any direction.
-Ability to read printed material, drawings & schematics & understand information presented orally & in writing.

This person will join our CIC@CET team to ensure the efficient operation & maintenance of mechanical, electrical & plumbing equipment & systems for our 20 South Sarah location. Some work will be independent while at other times it will require collaboration with other members of the CIC Staff.  This position will report directly to the Facility Engineer. Potential responsibilities will include:

Customer Service 
Respond efficiently to client requests; use internal system to track status & use email to communicate progress to tenants.
Strong oral & written communication skills with the ability to document & report activities accurately to supervisor. 
Strong interpersonal skills with the ability to communicate & coordinate clearly with colleagues, clients, & building owners.
Initiate & develop trusting relationships with clients
Maintain a friendly, collegial, & neighborhood-like feel 
Notice, identify, & listen to pain points in the community & bring them to the team for discussion, strategizing, & addressing

Mechanical, Electrical, & Plumbing (MEP) 
Perform all plumbing, electrical, or HVAC requirements of the buildings.
Maintain heating equipment, chillers (air and/ or water cooled), DX units, pumps, cooling towers, fan coil units, VAV, & air distribution systems, etc. 
Monitor & adjust all mechanical/pneumatic equipment, control gauges, distributor panels, valves, thermostats, diffusers, & other equipment necessary to provide a comfortable environment for the buildings. Verify field conditions & perform any necessary repairs or adjustments.
Monitor Energy Management system & perform basic programming functions for system.
Perform repairs to plumbing fixtures (water closets, urinals, flush valve assemblies, lavatories, etc.).

General & Preventative Maintenance
Repair doors, ceilings, hand railings, & floors & other general repairs, adjustments & installations about the property.
Perform preventive maintenance duties in accordance with CIC standards, building protocol, manufacturer recommendations & industry best practices, including: changing filters; cleaning coils; flushing condensers, punching tubes, greasing fan, pump & motor bearings as required; inspecting & adjusting belts; replacing motor bearings; aligning pulleys & shafts; monitor condenser, chilled, heating & secondary water chemical treatment & its associated feed equipment; clean & maintain cooling towers; & perform annual inspections & other scheduled routines as directed
Inspect engine room equipment, fan room equipment, cooling tower, all motors, house pumps, electric rooms, backup generator, fire pump(s), sump pump(s), & ejector pumps. 
Replace lamps, light fixtures, reinstall or replace signage, verify rooms are clean & clear of obstructions & debris.

Life Safety/Compliance 
Check for properly operating emergency exit signs & lights & ensure free & clear access to emergency stairs & exits. 
Perform additional fire & life safety inspections as per NFPA & local jurisdiction, CIC standards, building protocol & as directed by superiors & property management. Document & report activities to supervisor.
Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) & customer concerns.
Complete all required Safety Training as scheduled annually.
Comply with all applicable codes, regulations, governmental agency, & company directives as relates to building operations & practice safe work habits.
Comply with Uniform Dress Code while working & maintain a neat & clean appearance while on the property at times other than working hours.

Starting compensation is $38,073 per year, with the expectation of a 40 hour work week.  In addition, 100% of the cost of a premium healthcare & dental package & full payment of expenses covered by your deductible, long & short-term disability, life insurance, 401k matching after the first year of employment (must be 21+), uniform with shoe allowance, & three weeks of vacation plus holidays from the start (more with seniority). Annual performance reviews with raises for demonstrating strong performance.
