Warby Parker is looking for a Head of Construction to manage all construction functions for the company, including new & existing stores, optical labs, corporate offices, & more. In this position, youll lead a team of Construction Project Managers, construction procurement specialists, external consultants, & vendor partners. Reporting to the Vice President of Development, youll also exercise discretion & independent judgment on a slew of significant happenings that affect the companys success. Sound like your dream gig? What youll do:

  • Direct construction projects for Warby Parkers stores, optical labs, & corporate headquarters
  • Oversee the project management for all construction & renovation activities
  • Ensure that the stores are built on schedule & on budget, tenant allowances are collected in a timely manner, & warranty periods are well managed
  • Develop, manage, & maintain budgets, regularly reporting to the team on our current budget standings by month & project
  • Guarantee the on-time procurement of retail store fixtures, millwork, & other owner-supplied items & services to meet our store launch schedules
  • Manage relationships with internal & external construction project managers, business partners, & service providers
  • Support the Real Estate team by providing early input on LOIs, LODs, & work letters as new locations are reviewed
  • Present accurate & timely construction cost estimates for real estate pro forma development
  • Develop the work scope, budget estimates, & timelines for independent projects as needed under rigid budgeting parameters
  • Support the Store Design team by providing collaborative input regarding space planning, storefront design & signage, & prototypical design elements
  • Value engineer the design elements & work scope of projects to meet our budget constraints
  • Review architectural drawings for accuracy of layouts, fixture plans, RCPs, signage, etc.
  • Review leases & construction exhibits, then negotiate landlord work letters to include our standard requirements
  • Provide oversight on various retrofits & standardization projects
  • Support miscellaneous construction tasks as needed

Who you are:

  • Equipped with a bachelors degree in construction management or other related field, or with the equivalent in relevant work experience
  • Backed by 8+ years of experience leading retail construction as a Director, as well as 8+ years leading the budgeting of CAPEX projects or managing other significant budgets
  • Understanding of the general requirements for building & maintaining retail spaces, plus the nuances associated with various retail environments including street locations, malls, lifestyle centers, & mixed-use developments
  • Well-versed in the procurement processes
  • A natural leader driven to motivate, develop, delegate, & make effective business decisions
  • Proficient in Microsoft Office (Excel, Word, Outlook, & PowerPoint)
  • A master time-manager whos able to handle multiple projects & work independently
  • Highly computer literate & comfortable working within web-based project management systems for scheduling, tracking, & budgeting
  • Confident leading & developing a department & its team members, including remote employees & external business partners
  • Knowledgeable about the various disciplines within the store development process, from conducting market analysis to opening a store
  • A clear, concise communicator with exceptional critical thinking skills
  • Comfortable determining necessary scopes of work under rigid budgeting parameters
  • Able to negotiate effectively with vendor partners on prices, SLAs, & performance
  • A self-motivated problem solver with strong decision-making skills
  • Skilled at resolving issues independently, collaboratively, & with a sense of urgency
  • Able to manage vendors charged with activities related to the new-store development pipeline
  • An empathetic team player ready to collaborate with employees, vendors, & customers alike
