CIC Property Management is looking for a full-time Chief Maintenance Engineer with several years of experience in operating mechanical, electrical, & plumbing systems in a commercial property setting. As a member of the Property Management Team, this person will be responsible for two adjacent professional office buildings & the adjoining plaza & grounds.

5+ years of related work experience in operating mechanical, building automation control systems, electrical, fire, & plumbing systems in a commercial property setting.
High School Diploma or GED. Graduate of apprentice program, trade school, or additional trade licenses preferred.
Available to work from 8am-5pm, Monday through Friday.
Available for various shifts & to occasionally work extended hours, nights, weekends & holidays to ensure adequate building coverage & perform necessary repairs. Respond to after-hours emergencies such as fire, flooding, severe weather (including snow & ice removal), power outages, & other related situations including clean-up activities.
Basic computer literacy & the ability to operate a range of standard office equipment; familiarity with work order systems; experience with Building Engines preferred.
The physical requirements to successfully perform this role: ability to stoop, stand, climb frequently lift a minimum of 50 pounds of equipment (pumps, tools, ladders) & safely install rigging/lifting devices; regularly crouch & reach to install/move equipment by bending forward at the waist or by bending legs & spine; remain in a stationary position from 10-15% of the time; extend hands & arms in any direction; ability to read printed material, drawings & schematics & understand information presented orally & in writing.
Familiarity with OSHA, NEC, NFC & Life Safety codes.
Licensed refrigeration technician license for the State of Missouri
Universal CFC certification required
This person will join our Property Management team & manage the operation, maintenance & repair of all building & site systems including HVAC, building automation, energy management, lighting, electrical, fire protection & plumbing equipment & systems for our @4240 & @4220 locations. The Chief Engineer will self- perform work, direct & supervise the work of a Maintenance Engineer, as well as coordinate and/or perform a variety of tenant services within the managed properties. This position will report directly to the Property Manager. Potential responsibilities will include:
Promote, establish & maintain positive relations with tenants via proactive communication & routine follow-up.
Respond efficiently to tenant service work orders; use work order system to track status & communicate progress to tenants.
Strong oral & written communication skills with the ability to document & report activities accurately to the supervisor.
Strong interpersonal skills with the ability to communicate & coordinate clearly with colleagues, clients, & building owners.
General & Preventative Maintenance
Demonstrate a thorough knowledge of equipment being serviced & employ service procedures & techniques indicative of first-class work.
Ensure the proper installation, fabrication, construction, & repair or maintenance of complex mechanical & electrical equipment.
Monitor the Energy Management system & perform basic programming functions for said system.
Coordinate & assist Maintenance Engineer with preventive maintenance duties in accordance with CIC standards, building protocol, manufacturer recommendations & industry best practices, including: changing filters; cleaning coils; flushing condensers; punching tubes; greasing fans, pump & motor bearings as required; inspecting & adjusting belts; replacing motor bearings; aligning pulleys & shafts; monitoring condensers, chilled, heated & secondary water chemical treatment & its associated feed equipment; cleaning & maintaining cooling towers; & performing annual inspections & other scheduled routines.
Assist Maintenance Engineer and/or perform the troubleshooting of building systems as needed.
Oversee organization & accuracy of preventive maintenance, loss control, & repair work & related records for the respective site/buildings.
Regularly inspect all areas of the site/buildings, including engine room equipment, fan room equipment, cooling tower, all motors, house pumps, electrical rooms, backup generators, fire pump(s), sump pump(s), & ejector pumps & report deficiencies as well as suggestions for improvements to the Property Manager.
Coordinate & maintain the day-to-day upkeep, organization, & safety of the in-house workspaces, penthouse equipment rooms & base building areas.
Coordinate the day-to-day coverage of respective site/buildings to ensure proper coverage.
Coordinate the needs of staffing & maintenance during periods of inclement weather to provide snow/ice removal to all areas not rendered by contractor & communicate to contractor related needs of site as necessary.
Work with Maintenance Engineer in creating deficiency lists on work performed by contractors, & inspect such work with staff as appropriate.
Procure vendor/contract prices for mechanical parts, equipment & tools. Submit for review & approval by Property Manager.
Comply with all applicable codes, regulations, governmental agencies, & company directives as they relate to building operations, & practice safe work habits.
Comply with Uniform Dress Code while working & maintain a neat & clean appearance while on the property at times other than working hours.
Promote & contribute toward our overall effort in maintaining a high standard in the operation & appearance of the building(s) & grounds

Starting compensation is $70,000 per year plus 100% of the cost of a premium healthcare & dental package & full payment of expenses covered by your deductible, long & short-term disability, life insurance, 401k matching after the first year of employment (must be 21+), uniform with shoe allowance, & three weeks of vacation plus holidays from the start (more with seniority). Annual performance reviews with raises for demonstrating strong performance.
